2025, January - Vacancies on the HOA Board of Directors

The Stone Bridge Village HOA Board of Directors has at least one vacancy.  This role is open to serve on the Board of Directors.  If you are interested or would like to learn more information, please send an email to our Community Association Manager Tiffany Marshall at tmarshall@swpmcfl.com .

In Early February, the Board will send a letter to all homeowners.  This letter will contain information about the role and its requirements.

2025, January - New Association Manager

The Stone Bridge Village HOA Board of Directors would like to welcome Tiffany Marshall as our Community Association Manager (also called a "CAM").  Tiffany is a highly experienced Association Manager, and the HOA Board has already been working with her since December. 

2022, March - Documents Updated!

The Stone Bridge Village HOA board has been working on updates to our documents.  We have made some language and grammar corrections, and we've also provided clarifying language for several commonly-misunderstood topics.  Plese see our Documents page for details!

2022, March - Dangerous Animals

We love our pets!  But every resident should know that our community's bylaws do not allow the keeping of animals that are a nuisance, annoyance, or danger to the community.  Pit Bulls may not be kept under any circumstance.  Furthermore, your HOA Board, working with our community attorney and the courts, will seek to have any animal removed from the community if that animal causes injury or damage.

Section "5.8 Pets, Livestock and Poultry" contains detail on this and other restrictions.

Your best bet is to train your pets for proper behavior and prevent them from getting out of your house unattended.  Simple precautions can go a long way for everybody's safety!

Door to Door Selling

A few weeks ago, there was a company or organization passing out orange cards claiming that the HOA board has entered into an agreement to contract for our homeowners to receive lawn care services for a discounted price.The board would like everybody to know that this claim is completely false.The Stone Bridge Village HOA does not have an arrangement with anybody to cut your grass!

Please note that the Stone Bridge Village HOA does NOT enter into any such agreements with any commercial company to provide services for our homeowners.  The liability risks would just be unacceptably high for something like that.

In order to protect our homeowners as best we can, we regularly ask our association attorney to send cease and desist notices to door-to-door salespeople and/or their companies.  For that matter, we also don't support or condone door-to-door visits from people offering to paint your house, trim your trees or pull your weeds, perform construction work, sell you a security system or video system, offer you banking or insurance services, solar panels, magazines, or anything else, for that matter.

Your HOA is dead-serious about the "No Soliciting" signs at the front of the community.  There is too much fraud happening via door-to-door sales people and door-hangers, so your board recommends that everybody ignore these sales tactics.If you decide to enter into any kind of financial or service agreement with a door-to-door representative, Stone Bridge Village cannot be held liable for any damages or losses to you, your family, or your property.

2021, February - How to get accurate and current information about our HOA Board's activities

In recent months, the HOA and ARB boards have had to dispell a number of misconceptions that some of our homeowners have had.  This takes valuable time away from our board members as well as from our Community Association Manager, Karl.

So here are a few points to remember:

The board does not participate in informal information sharing.  That means that we're not on Facebook, Neighbors, or any other social media.

There are several very good reasons for this.  Being a board member is a time-consuming responsibility.  Board members are not compensated for their time.  Most of us are working regular jobs and/or side-gigs and we administer the community's business by way of donating our time and energy.

What does this mean for you?

Well, the best way to get information are as follows:

>> Attend a board meeting.
>> Visit the portal.
>> Visit this website.
>> Pay attention to any mailings that you receive (via the US Mail) from Southwest Property Management.

You should IGNORE door-hangers or other door-to-door visits from anybody claiming to be a member of the board.

You should take with a grain of salt any news reported to you by a neighbor.  Yes, word-of-mouth is very important in society today, but we have had numerous instances in recent months where one or more neighbors passed on inaccurate information in an attempt to be helpful; thereby causing a lot of confusion and misunderstanding down the road.


2021, February - ARC Approval Process - How it works

Our Architectural Review Board (ARB), sometimes also called the Architectural Review Committee (ARC), is responsible for approving or rejecting homeowner requests for making changes to their property, including things like planting or removing trees, painting, re-roofing, or renovating the house, building a pool, screen room, or shed, and much much more.

Basically, anything we do to our homes should be preceeded by a request to the ARB.

The HOA Board has made available to each homeowner a tool called "ArcTracker".  It's available via a web browser at arctracker.com, and within this tool, each homeowner can create and submit any request for making changes to their home.  ArcTracker also allows homeowners to attach documents (drawings, project plans, color choices, etc) to their request.

Once a request is submitted, the members of the ARB will review the request.  The ARB member can then choose to approve, deny, or abstain from voting on the request.

The ARB member may also ask questions of the homeowner.  It's very important that the homeowner respond promptly to any requests for information.

ArcTracker has been a HUGE convenience to our ARB members, and has helped speed up our approval rate for our homeowners.  We hope you like it too!

2021, January - HOA Dues

This is just a reminder that every January, our HOA Board Dues are payable.  Please look for your payment invoice in your US Mail mailbox.  The 2021 dues are $260 for the whole year.

2020, December - Clarification About Paint Rules

Back in 2018, the HOA Board Of Directors passed a new set of rules governing the  exterior paint choices for our neighborhood.  The rule change can be found in Exhibit RC of our consolidated Bylaws and Covenants document.

It should be noted that when these paint rules were adopted 3 years ago, so-called "grandfathering" was ended.  That means that when it's time to repaint their home, each homeowner will need to select a new paint scheme, even if the house's old paint colors were approved by a prior Architectural Review Board.

All paint choices must be... 

1.  Chosen from the available color schemes as shown in ArcTracker's paint request form.  Don't worry, there are nearly 60 available paint schemes.

2.  Does not "mix and match" from multiple color schemes.

3.  Is approved by the Architectural Review Committee.

4.  If a homeowner decides to ignore the ARC board's denial of a paint choice outside of the rules, the HOA Board does reserve the right to force the homeowner to repaint their home at the homeowner's cost.

There are other rules as well, governing front door and garage door color choices.  Please be sure that you've read and understand the rules when you are preparing to submit your paint request.
